This fall, Broadway through Alamo Heights has a restaurant that is late to open, a longtime Italian place getting ready to leave, a construction site due to break ground and an intersection project past its target date. Seen together, these are not signs of a single disruptive season. Nearly every change on the corridor this year was announced long before it happened. Most of the newcomers are moving into buildings people here already know, and the full sequence runs well into 2027 and 2028.
That longer timeline matters if you're deciding where to have dinner this weekend. It matters more if you're wondering what your main street will look like in two years.
The same addresses, new names
Most of the "new" on Broadway sits behind a familiar front. Here is how the corridor lines up as of late September 2026.

Adair Kitchen opened late last winter in the former Jim's at 4108 Broadway. The San Antonio Current and the Express-News have reported the month as both February and March. JuiceLand opened its first San Antonio location in May at 5922 Broadway. Adair Kitchen is the first San Antonio project from Houston-based Adair Concepts. The group's arrival has local roots: the Express-News reports that Alice Adair, wife of co-owner Nick Adair, grew up in Alamo Heights.
Why nothing on Broadway arrives on schedule
The clearest example of the slow timeline is the pair of restaurants from that one group. Adair Kitchen was originally supposed to open in early 2025. It opened in early 2026, roughly a year behind. Los Tios, the group's Tex-Mex concept, was also first expected in early 2025. As of the Express-News report on September 10, 2026, it was still described as planning an early fall debut at 4820 Broadway, in the old La Madeleine space. The San Antonio Current's September 9 report also calls it a fall opening, not a restaurant already serving. Los Tios was founded in Houston in 1970. Adair Concepts has run it since 2000 and grew it to six Houston-area locations and one in Fredericksburg, so the Broadway store will be its first in San Antonio.
Next on the list is Hudson House, a Dallas restaurant known for martinis and oysters. According to a filing with the Texas Department of Licensing and Regulation, it is coming to 5307 Broadway. Owner Vandelay Hospitality Group plans a $1.7 million renovation of the 6,510-square-foot space, targeted for completion by April 2027. The Express-News points out that state filing details are preliminary and subject to change. Based on how the Adair projects went, it makes sense to treat April 2027 as a target and not a promise. The building is the former Nix Health sleep clinic, which Ridgemont Properties is redeveloping into a retail and office hub.
A little farther north, Fulcrum Development plans a 14,000-square-foot building at 6333 Broadway. It will hold about 3,000 square feet of restaurant space, 4,000 square feet of retail and 7,000 square feet of offices. Construction is slated to start this month, and tenants would move in about a year later. So the restaurant space in that building is a fall 2027 story at the earliest.
The departures are handoffs, too
Losing a long-running restaurant hurts. But the two biggest exits of 2026 each come with a known next step.
The Barn Door served its last meal on May 10, 2026, after 73 years at its Alamo Heights location. The San Antonio Current reported in June that the new owner of the property plans to tear down the building. Soluna, now at 7959 Broadway #204, plans to relocate to 8400 N. New Braunfels Ave., with a projected debut around Fiesta 2028. That puts the next chapter for the Barn Door site about two years out, roughly the same wait Adair Kitchen had between announcement and opening.
Sorrento Ristorante & Pizzeria is the fall departure. The owners announced on Facebook that the restaurant will leave 5146 Broadway, where it has operated since opening in 2001, and move to 2311 Northwest Military Highway sometime in October. The new spot is near Thirsty Horse Dance Hall & Saloon. The late Gino Ciccone founded Sorrento, and his daughter Margherita now runs it. The owners did not give a reason for the move, but they told regulars what to expect:
"Nothing about who we are is changing, just where you'll find us."
If you want one more veal marsala at the Broadway location, the window closes sometime in October, the only timing the owners have given.
Not every change came with a plan. Grandma's Greek Taste, in the former Pinch Boil House space in Alamo Heights, closed in May after a rent dispute. The spring calendar also lost a fixture. Alamo Heights Night, the Fiesta event planned for April 17 at the University of the Incarnate Word, was paused for 2026. The Rotary Club cited funding and did not give a return date.
The street itself runs on the same calendar
The businesses on Broadway run late, and so does the pavement.
The city's Broadway & Ogden Lane project came out of City Council beautification workshops held in 2023 and 2024. It includes:
- A realigned intersection
- A pedestrian hybrid beacon and a new mid-block crossing
- Widened sidewalks
- Patio and plaza space
- Landscaped stormwater features
E-Z Bel Construction was targeted to break ground in late May 2026, after the school year, and reach substantial completion by August. Council minutes from April 27 put the guaranteed maximum price at $1,497,205 and allowed some elements to extend into fall. Starting May 26, the city began alternating lane closures on Broadway between Albany and Austin Highway and closed Ogden Lane at Broadway. As of September 22, the city's news page still lists the project only under its May 19 notice, with no completion, reopening or ribbon-cutting announcement. It's reasonable to expect the finishing work to run into the fall season.
The plaza is meant for everyday use. The project sits in front of Cambridge Elementary and next to the building that holds Merit Coffee and Trek Bicycle. City planning records link the proposed public patio space directly to Merit Coffee. Once it's finished, that corner should be an easier place to stop for coffee on foot.
The bigger Broadway project is further off. TxDOT's Loop 368 plan covers Broadway from Burr Road to North New Braunfels Avenue. It proposes keeping three vehicle lanes each way while upgrading drainage, sidewalks and shared-use paths. TxDOT's posted schedule has final design running from fall 2025 to fall 2027 and project letting in late 2027. The agency says that schedule is preliminary and subject to change. In other words, the major reconstruction would go out for bids around the time Hudson House and the 6333 Broadway tenants are settling in, and a few months before Soluna's projected opening.
What's already finished, a block off Broadway
Some of this year's changes are done. Kellyanne Park opened July 11 at 250 Viesca St., between the Alamo Heights Pool and the Little League fields. The almost half-acre pocket park has a pavilion, a play area and public restrooms. The Heights Pool Grille can now serve walk-up customers through the park. Ford, Powell & Carson designed the park with Coral Studios, and Malitz Construction built it. It is named for Kellyanne Lytal, a young Alamo Heights resident who died in the 2025 flooding near Kerrville. It also honors Lila Bonner and Sarah Marsh, young grandchildren of Alamo Heights families who were lost in the same event.
At home, two city notices affect the next few months. Alamo Heights moved to Stage 3 water restrictions effective September 22. Landscape irrigation is now limited to once every other week, and filling or refilling pools is restricted. The city is also replacing water meters with free smart meters at every Alamo Heights address, with more than 3,000 installations planned from October 2026 through January 2027.
A timeline for your calendar
Put it all in order and Broadway's next two years look like this:
- October 2026. Sorrento leaves 5146 Broadway for Northwest Military Highway, and smart-meter installs begin.
- Early fall 2026. Los Tios is expected to open at 4820 Broadway.
- Fall 2026. Remaining Broadway & Ogden work wraps up, with no public completion date yet.
- April 2027. Hudson House's renovation target at 5307 Broadway.
- Around fall 2027. First tenants could move into 6333 Broadway, and TxDOT's final design window for Loop 368 closes.
- Late 2027. TxDOT's target for letting the Broadway reconstruction.
- Around Fiesta 2028. Soluna's projected debut at the former Barn Door site.
Every item on that list has already been announced, and none of the timing is guaranteed. The pattern from this year suggests some of these dates will slip.
